East Village

Built in 1900, 168 1st Avenue in the East Village has a rich history. Originally home to Lanza’s Restaurant, founded in 1904 by Sicilian immigrant Michael Lanza, it became a neighborhood staple, frequented by figures from New York's Italian-American mafia. The restaurant’s unique interior also caught the attention of filmmakers, notably serving as a filming location in Woody Allen’s 1993 movie Manhattan Murder Mystery. Lanza’s closed its doors in 2016, after which the space was transformed into family-owned Joe & Pat’s Pizzeria, renowned for its thin-crust pizza, quality ingredients, and traditional style. Today, the building houses both residential and commercial spaces, with its restaurant continuing to honor its Italian heritage, making 168 1st Avenue a historic fixture in the East Village.

Our team provided comprehensive engineering and construction administration services for the interior renovation of the historic restaurant space at 168 1st Avenue, New York, NY. This project, which included modifications to the existing HVAC system, plumbing upgrades, and general construction, reflects our commitment to preserving the building’s legacy while enhancing its functionality.


Mechanical Upgrades

  • Installation of a new mechanical rotating tray pizza oven and hood.

  • Replacement of two A/C split systems in the dining area to improve thermal comfort.

  • Replacement of the existing grease fan and repair of associated ductwork.


Electrical Enhancements

  • Wiring installation for the new pizza oven.

  • Upgrade of the existing electrical service to accommodate new loads.

  • Installation of exit and main dining room lighting for improved safety and ambiance.


Plumbing Improvements

  • Design and filing of a grease interceptor to meet code requirements.

  • New gas piping installation to serve the new pizza oven.

  • Condensate piping installation for the new A/C units.

  • Replacement of bathroom fixtures for updated functionality and design.


Construction Administration Services

To ensure the project's successful execution, we administered the construction contract and oversaw the process with a focus on quality and compliance. Services included:

  • Conducting project meetings to ensure alignment among stakeholders.

  • Regular site visits to evaluate progress and compliance with construction documents.

  • Reviewing submittals, shop drawings, and product data for design intent conformity.

  • Providing written and photographic documentation of work progress.

  • Reviewing contractor payment requisitions and preparing change orders, as needed.

  • Determining substantial completion, creating punch lists, and establishing final completion.
